
Clearly Balanced (for now)
Technically for this April for sales Canal Flats to Spillimacheen there were 45 firm sales compared with 51 for April 2024- that's down 11.76%!!! Shocking!
But in reality, April was busy, I was busy, and I believe that there are a number of conditional sales that will be posted as sold in May.
So far year to date is 159 sales compared to 152 in 2024.
Price are up slightly, number of new listings are down, but there were a bunch of new listings posted right at the beginning of May, so those numbers could balance out as well.
Overall, it feels balanced, there are a mix of buyer types, there is a mix of property types being listed, things are selling (especially if they are reasonably priced), but there are not a lot of multiple offers.
In an uncertain world, we seem to have a fairly stable and balanced market right now.
The question, and where my 'crystal ball' remains fuzzy, is what is going to happen next... do we continue with steady and some waves of busy and slow through this summer and fall, or do we see a ramp up of interest and sales and things go into multiple offers- or does it slow right down? Only time will tell!
