March 2026: Real Estate Numbers are Misleading!


At first glance, the latest real estate numbers for the Invermere area look pretty grim.

In February 2026, there were 20 sales across the entire region (Canal Flats to Spillimacheen, including Panorama), compared with 33 sales in February 2025 — a 39% drop.

January and December showed a similar pattern. Over the past three months there were 51 total sales, compared with 87 during the same period last year — a 41% decline. In a smaller market like ours, that drop definitely gets noticed.Some agents haven’t sold anything in the past three months, and many others have sold very little.

But here’s the part the numbers don’t immediately show.The issue isn’t just demand — it’s supply.

In February 2026, there were only 52 new listings, compared with 84 in February 2025 — a 38% drop in new inventory. And even within those 52 listings, several were simply re-lists of properties that had already been on the market, meaning there was even less truly new inventory available.

When there are fewer homes to buy, there are naturally fewer sales.What’s more interesting is what happened in the second half of February.

There was a noticeable shift in activity. A number of deals have already been reported, but many more are currently conditional and won’t show up as firm sales until later in March.

From what I’m seeing on the ground, buyer demand is increasing.For example, our listing for a single-family home in the Wilder subdivision has attracted multiple offers and strong buyer interest. Another property that had been on and off the market since November recently received two offers and is now conditionally sold.

Even segments that had been very slow — such as Panorama condos and condos at Lake Windermere Pointe — are starting to show new life, with several recent sales in both areas.So what’s really happening in our market?

  • Inventory is shrinking
  • Buyer demand is building
  • We’re running out of properties to sell
That means the next few months of sales statistics will depend heavily on whether more listings come to market.

Right now, the biggest gap is in single-family homes in Invermere and Windermere. Buyers are there — they just need more options.
